A few precisions :

Deposits :

U Terracconu and the customer are definitely bound.
The customer might be forced by the civil court of law to pay the entire rents in case of cancellation.
Likewise, the customer might receive before the civil court of law, and if the cancellation is done by the owner, a financial compensation for the moral (ruined holidays) or financial harm (extra expenses) that would result from it.
The deposit's amount is regulation-free.
The owner has the right to cash the deposit cheque.
The residence will return the deposit cheque in a 14 days time limit after the customer's departure.

Customers' duties :

The customer has to act as a good family father, answer for any damages done during the stay (soiled paint, broken dishes, damaged furniture etc.)
His insurance must cover all risks the customer might be presumed guilty of (fire, water damages).
